Connected to your Gmail, Propatrol composes and sends a professional inquiry to the selling agent requesting the contract and inspection reports, then auto-follows up if there’s no reply within three business days. When documents come back, it reads every page — contracts of sale, vendor statements, and Section 32 documents — flagging sunset clauses, unusual conditions, and encumbrances by severity.

It cross-references six government data sources: ACARA school catchment boundaries for 12,000+ schools, state bushfire overlays, planning-portal zoning, and transit accessibility scoring (including dual-commute search for couples).
